The project material describes four show units, each curated by a prestigious interior designer. Four is unusual. Most launches build two. It means you can walk several layouts in one visit and compare them properly, instead of imagining the difference from a floor plan.

Two collections to compare

The development is organised into a Classic Collection and a Luxury Collection. Specification differs between them. The preview is where you see both in person and decide which one your money is better spent on.

Over 80 facilities across three zones

The material describes three zones: the Grand Clubhouse, the Island Club and the Wellness Club, each with its own named spaces. You can see all of them in the gallery before you come, then check them against the full site plan at the preview.

What To Actually Look At.

A show unit is built to impress. These are the things worth checking while you are standing in it, because they are hard to judge from a floor plan later.

Is it bare or furnished?

Developers usually build one bare unit and one fully dressed unit. The dressed unit shows what is possible, not what is included. Ask which walls, wardrobes and light fittings are part of the sale and which were added for display.

Ceiling height and beams

Show units often omit the structural beams and bulkheads that will exist in the real apartment. Ask where the aircon ledge, bulkheads and beam drops fall in the stack you are considering.

Usable width, not just area

Two units of the same square footage can live very differently. Measure the bedroom wall that will take a queen or king bed, and check the living room width against your sofa.

Which stack you are being shown

The show unit is one stack. Facing, afternoon sun, and what you look out at change from stack to stack. Ask to see your intended stack on the site plan and what sits in front of it.

Kitchen and yard practicality

Check where the fridge, washer and dryer actually go, whether the yard is enclosed, and whether the kitchen is open or can be closed off. These are the things owners notice daily.

Specifications list

Ask for the written specifications: flooring, sanitary ware, appliance brands, and the warranty period. What you see in the show unit should match that list, item by item.

A show unit is built on the ground. The view from your actual floor is the part you have to picture. So here it is, photographed from the site itself at approximately the height of levels 15 to 18.

Facing is one of the few decisions that cannot be changed after you buy. At the preview, ask to see your intended stack on the site plan against these directions, and ask what is approved to be built on the land in front of it.

How a new launch
booking works.

A clear sequence of what happens next, and when your money becomes due.

  1. Booking day

    Select your unit

    Pay the booking fee, typically 5% in cash. The Option to Purchase is issued and the unit is taken off the market.

  2. Within 2 weeks

    S&P issued

    The Sale and Purchase Agreement is sent to your appointed lawyer for review.

  3. Next 3 weeks

    Exercise OTP

    Top up to 20% of the purchase price in total to exercise, being the 5% already paid plus a further 15%.

  4. Within 14 days

    Stamp duty due

    Buyer’s Stamp Duty is payable. Additional Buyer’s Stamp Duty may apply to your situation.

  5. If not exercised

    Option lapses

    The unit returns to market. Under standard terms a portion of the booking fee is forfeited, commonly 25% with 75% refunded.

If Demand Exceeds Supply

Balloting And E‑Application

When a launch is heavily oversubscribed, developers often run an electronic application before booking day rather than letting buyers queue. Registered buyers submit an application with a cheque, a ballot decides the order in which people choose, and units are selected in that order.

Not every launch uses it. Whether Thomson Reserve does, and on what terms, is decided by the developer closer to the date.

What this means for you in practice: if there is a ballot, being registered early does not buy you a better ballot number, but it does mean you receive the application instructions, the deadline and the price list at the same time as everyone else who is prepared, rather than finding out afterwards.
