Tenure · The Clear Answer

Is Thomson Reserve
freehold or leasehold?

The confusion is understandable. The former Thomson View Condominium that stood on this exact site was freehold. The new Thomson Reserve is stated as a fresh 99-year leasehold development, and it does not inherit the former estate’s tenure. When a freehold site is sold collectively and redeveloped under a new lease, the new project starts a new 99-year term.

What this means in practice

A 99-year lease runs from the date the lease is issued, not from the day you move in. Over a long holding period, the remaining lease can affect resale value, how much a bank will lend, and how much CPF may be used. The impact varies with the buyer’s age and intended holding period, so two buyers of the same unit can face different financing positions.

  1. 1Confirm the official lease commencement date
  2. 2Review financing and CPF position with your banker
  3. 3Obtain legal advice before committing

General information only, not financial or legal advice. None of this makes leasehold better or worse than freehold, it makes it different. Please confirm tenure, financing and CPF treatment with your banker and your lawyer.

Price · What Is Known Today

No official price list,
here are the facts.

Important

Any firm psf quoted today is an estimate, not an official price.

The developer has not released a price list for Thomson Reserve. Priority-list buyers receive the list on the day it is released.

Collective sale$810 millionFormer Thomson View
Land rate~$1,178 psf pprPer buildable floor area
Official price listAt the previewTargeted around Oct 2026
Tenure99-year leaseholdOfficial project material

What “psf ppr” actually means

Per square foot per plot ratio is what the developer paid for each square foot of floor area it is permitted to build. It establishes a cost floor, but it is not the eventual selling price. Between land cost and the price on the list sit construction, finishing, financing over the build period, marketing, taxes and the developer’s margin.

Market Context

How The Land Cost Compares.

Thomson Reserve's land rate set against recent Government Land Sales parcels, grouped by market segment. For context only, not a forecast of the selling price.

Rest of Central Region
Thomson Reserve (collective sale)~$1,178 psf ppr
Telok Blangah~$1,326 psf ppr
Kallang Close~$1,415 psf ppr
Dover Drive~$1,556 psf ppr
Core Central Region
Dunearn Road~$1,625 psf ppr
Bukit Timah Road (Newton)~$1,820 psf ppr
Outside Central Region
Hougang Central~$1,179 psf ppr
Lentor Central~$1,278 psf ppr
Bedok Rise~$1,330 psf ppr
Chuan Grove~$1,331 and ~$1,376 psf ppr

The observation worth making. Thomson Reserve sits in the Rest of Central Region, yet its land rate is at or below every Outside Central Region parcel on this list. Land in a more central segment is normally the more expensive of the two. That is the single strongest argument in this project's favour, and it comes from a public transaction rather than from marketing.

One honest caveat on this comparison. Thomson Reserve's land rate comes from a collective sale of an existing estate, while the comparables are Government Land Sales parcels. The two are not identical transactions, and a collective sale carries costs a state tender does not. The comparison is still the fairest available guide to where this site sits in the market, but it is a guide and not a like-for-like measurement. All figures are publicly reported and are not a forecast, quote or guarantee of Thomson Reserve's eventual selling price.

Before The List Comes Out

Six Things That Set The Price You Actually Pay.

Two buyers at the same launch can pay very different prices per square foot for the same bedroom count. These are the reasons why.

Floor level

Price typically rises with each floor. In a development with towers of 30 and 21 storeys, the spread between the lowest and highest floors of the same stack can be substantial, and the increment is set by the developer, not negotiated.

Stack and facing

Which direction a unit looks and what it looks at. A stack facing greenery or an unblocked horizon is priced differently from one facing an internal boundary, even on the same floor.

Unit size and efficiency

A smaller unit usually carries a higher price per square foot, so a lower total price does not always mean better value per foot. Usable rectangular space is worth more than the same area spread across corridors and awkward corners.

Collection and specification

The project material describes two collections, Classic and Luxury, and unit types that include Premium layouts and units with a private lift. Different specifications are priced differently, and the specification list is issued with the price list.

Launch-day pricing strategy

Developers commonly release the first tranche of units at their most attractive pricing and adjust upward as the project sells. This is why the preview and the first booking day matter more than most buyers expect.

Cost the land does not include

Construction, finishing, financing over the build period, marketing and taxes all sit between the land rate and the price on the list. This is why a land rate can never be read directly as a selling price.

Beyond The Purchase Price

Stamp Duty, In Plain Language.

The price on the list is not the only figure a buyer needs to plan for. Two stamp duties apply to residential property in Singapore.

Buyer's Stamp Duty applies to every buyer of residential property, calculated on the purchase price or market value, whichever is higher, on a rising scale. It is payable within 14 days of exercising the Option to Purchase.

Additional Buyer's Stamp Duty applies on top, and the rate depends on your residency status and how many residential properties you already own. A Singapore citizen buying their first home is treated very differently from someone buying a second or third property, or from a foreign buyer.

Rates are set by the government and change from time to time. Rather than print a table here that may be out of date by the time you read it, we would rather you check the current rates directly with your lawyer or banker, who will also confirm which category you fall into.

This page is general information, not financial or legal advice. Stamp duty treatment, loan eligibility and total cost depend on your personal circumstances. Please confirm the figures with your lawyer and your banker before committing to anything.

Common Questions

Price, Developer & Specifications, Answered.

Is Thomson Reserve freehold or leasehold?
Thomson Reserve is stated as 99-year leasehold in the official project material. The former Thomson View Condominium on this same site was freehold, which is why the question comes up so often. When a freehold site is sold collectively and redeveloped, the new project starts a fresh 99-year term. Tenure affects resale value, financing and CPF usage, so it is worth discussing with your banker.
How much will Thomson Reserve cost?
The developer has not released a price list, so there is no honest answer yet. What is known is the land cost of approximately $1,178 psf ppr, from an $810 million collective sale. The official price list is issued at the VVIP preview, targeted for around October 2026, and everyone on the priority list receives it the day it is released.
What is the Thomson Reserve price per square foot?
The selling price per square foot has not been released. Sites quoting a firm psf today are estimating from the land rate. The land rate itself is approximately $1,178 psf ppr, which sets the floor beneath the selling price rather than the price itself, because construction, finishing, financing, marketing, taxes and margin all sit in between.
Who is the developer of Thomson Reserve?
As publicly reported, the developer is Tamarind Development Pte Ltd, a joint venture of UOL Group, Singapore Land Group and CapitaLand Development. The wider team reported to be involved includes P&T Consultants as architect, Eco Plan Asia as landscape architect, 2nd Edition as project interior designer and Lian Beng Construction as main contractor. All subject to the developer's official confirmation.
What is the Thomson Reserve unit mix?
1,268 units in total, spanning 2 to 5 bedroom types including Premium layouts and units with a private lift, across 2 towers of 30 storeys and 4 towers of 21 storeys, with approximately 1,014 carpark lots. The unit count for each bedroom type is released by the developer with the floor plans at the preview.
What was the Thomson View en bloc price?
The former Thomson View Condominium was acquired for $810 million by a consortium of UOL Group, CapitaLand Development and Singapore Land Group, after a reported five collective sale attempts. Across the buildable area of the roughly 5 hectare site, that works out to approximately $1,178 psf ppr.
Is Thomson Reserve expensive compared to other new launches?
On land cost, no. Thomson Reserve sits in the Rest of Central Region at approximately $1,178 psf ppr, which is at or below recent Outside Central Region parcels such as Hougang Central at about $1,179, Lentor Central at about $1,278 and Bedok Rise at about $1,330. Land in a more central segment is usually the more expensive of the two. Whether the eventual selling price follows that pattern is decided by the developer at launch.
When is the Thomson Reserve price list released?
Price lists for a Singapore new launch are issued at the preview, typically only days before booking day. The Thomson Reserve preview is targeted for around October 2026. The exact date is set by the developer and has not been confirmed.
Are there balance units available at Thomson Reserve?
Not yet. A balance unit list only exists once booking has opened and some units have been sold. Thomson Reserve has not launched, so every unit is still unreleased. Registering now puts you in line to select before public booking opens rather than after.
What is the Thomson Reserve TOP date?
The expected completion date has not been confirmed by the developer. It is normally stated in the Sale and Purchase Agreement issued after booking. We publish it here the day it is officially released.
Where is Thomson Reserve located?
1, 3, 5, 7, 9 and 11 Bright Hill Drive, in Upper Thomson, District 20. It is within walking distance of Upper Thomson MRT on the Thomson-East Coast Line and within 1km of Ai Tong School. See the location page for the full neighbourhood detail.
Do I pay any commission to the agent?
No. For a Singapore new launch the developer pays the marketing commission. You pay the price on the developer's price list, and the same list applies whether you register through us or walk in on the day.
